Crimson's Property Managers perform many crucial roles, including assisting the leasing team and working with the tenant representatives to keep their buildings fully leased. Additionally, our managers excel at tenant relations, lease negotiations and tenant construction, as well as contract supervision, budget implementation, financial reporting and property maintenance supervision.

Tenant construction management
Crimson Services has found it can add economic value for ownership through the coordination of the tenant improvement process; beginning with the earliest lease proposals, through the hands-on management of the construction process. The goal of the tenant improvement process is to take the prospective tenant through the entire process to ensure their satisfaction and establish a positive relationship with building management.

Energy and sustainability
As an ENERGY STAR Partner to the U.S. Environmental Protection Agency Energy Star program, numerous Crimson buildings have received the coveted ENERGY STAR. Crimson has accepted the "Energy Star Challenge" to reduce energy consumption across its portfolio by 10 percent. Crimson has not only accomplished that challenge, but has reported a 15 percent reduction in electricity and has applied to be awarded an ENERGY STAR Partner of the Year award. Crimson managers are dedicated to sustainable building operations. With approval from our clients, our property management teams adhere to and efficiently implement operational practices in conjunction with the U.S. Green Building Council's LEED-EM O&M program. Clients of Crimson receive the benefit of having their asset managed in an environmentally friendly manner while knowing their carbon footprint is being reduced.
